Toilet Repair in Frisco, TX

Newer housing and mixed tenure: 6% of homes in Frisco were built before 1990, and 37% of households rent.

Short version

63% of occupied homes in Frisco are owner-occupied and 37% are rented, which is close enough to even that the first question is which you are. A landlord is generally responsible for a fixture in a tenancy; an owner is not. With most homes built since 1990, the fixture is probably already a 1.6 gallon one and its age is unlikely to be the fault.

Tank and Bowl is a referral service, not a contractor. We connect homeowners with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no work, we sell no fixtures, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

Who this page is for in Frisco

Tenure in Frisco is genuinely mixed — 37% of its 66,127 households rent. That matters more than it sounds: it decides whether the next step is calling a contractor or writing to a landlord.

What the age of Frisco’s housing suggests

Only 6% of housing units in Frisco were built before 1990, and 78% went up from 2000 onwards. Anything installed new in those homes was built to the 1.6 gallon standard or below it.

That makes an original pre-standard fixture unusual here — though the data dates the house, and a fixture can be older than the room it is in if it came out of somewhere else.

What is actually wrong with it

Four complaints cover nearly all of it, and they are different faults rather than degrees of one. Running is the flapper or the fill valve. Nothing at all is usually the chain or a blockage. Water on the floor is four possibilities, one of which is not a leak. A weak flush is the water level, the chain, or the specification.

Ask them to name the fault before they name the price. “The toilet needs replacing” is not a diagnosis; “the flapper seat is pitted and will not hold a new flapper” is, and it happens to be a common one.
