Toilet Repair in Salem, NJ

Salem has old housing and a mixed tenure: 86% of homes predate 1990, and 42% of households rent. Which of those you are changes the whole answer.

Short version

In Salem the split runs 58% owner-occupied against 42% rented. That makes responsibility a matter of your own address rather than the town's pattern, and it is worth settling before anybody is called out to the property. With 86% of the housing built before 1990, a fixture predating the 1.6 gallon standard may still be in place; the figure describes the building rather than the bathroom.

Tank and Bowl is a referral service, not a contractor. We connect homeowners with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no work, we sell no fixtures, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

Who this page is for in Salem

About 42% of households in Salem rent. For them the fixture is part of the property and the repair is the landlord’s; for the 58% who own, it is a straightforward decision about a part.

What the age of Salem’s housing suggests

Salem is old housing by this measure — 86% of its 5,213 housing units predate 1990, and 34% were built before 1940. Anything installed new in those homes was a pre-standard fixture at 3.5 gallons or more, against 1.6 today.

Plenty of them have been changed since, and this data cannot tell you whether yours has. It tells you what the odds are for the street rather than the room.

What is actually wrong with it

Four complaints cover nearly all of it, and they are different faults rather than degrees of one. Running is the flapper or the fill valve. Nothing at all is usually the chain or a blockage. Water on the floor is four possibilities, one of which is not a leak. A weak flush is the water level, the chain, or the specification.

Ask which part was tested before the fixture was blamed. On a running toilet that means the dye test; on a leak at the base it means whether the flange was looked at. A quote to reset a toilet that does not mention the flange has not established why the last seal failed.

If the dye test pointed at the flapper, that is a part, not a fixture.Worth saying on the call, because it changes what somebody arrives with. We connect you to a contractor covering your area and you are never charged. Toilets are one subject; we serve Salem on all the others too.
