Toilet Repair in Orange, NJ

Orange is a renting town with old housing — 76% of households rent, and 85% of homes went up before 1990.

Short version

In Orange, 76% of occupied homes are rented. That usually puts the toilet on the landlord's side of the line, so a tenant's job is to report the fault rather than to find somebody to fix it. With 85% of the housing built before 1990, a fixture predating the 1.6 gallon standard may still be in place; the figure describes the building rather than the bathroom.

Tank and Bowl is a referral service, not a contractor. We connect homeowners with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no work, we sell no fixtures, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

Who this page is for in Orange

Renting is the norm in Orange, at 76% of households. We are a referral service for homeowners, so for most people here the honest advice is report it in writing and describe the symptom rather than call anyone.

What the age of Orange’s housing suggests

85% of housing units in Orange were built before 1990, which is to say before the Energy Policy Act of 1992 set a 1.6 gallon maximum. EPA puts pre-standard fixtures at 3.5 to more than 5.0 gallons a flush.

That is about the house, not about your bathroom: a 1968 home may be on its third toilet. What the figure says is that in a town like this, an original fixture is a live possibility rather than a curiosity.

What is actually wrong with it

Work from the symptom rather than the fixture. Continuous running has a ten-minute test that settles it; water at the base is identified by when it appears rather than where; and a handle that does nothing is visible the moment the tank lid is off.

Ask which part was tested before the fixture was blamed. On a running toilet that means the dye test; on a leak at the base it means whether the flange was looked at. A quote to reset a toilet that does not mention the flange has not established why the last seal failed.
