Toilet Repair in Rockaway Beach, MO

In Rockaway Beach, about 47% of homes predate 1990 and roughly 23% of households rent. Both halves of this page apply to somebody here.

Short version

77% of occupied homes in Rockaway Beach are owner-occupied and 23% are rented, which is close enough to even that the first question is which you are. A landlord is generally responsible for a fixture in a tenancy; an owner is not. At 47% pre-1990, the housing gives no strong steer on flush volume, which makes the tank label worth a look.

Tank and Bowl is a referral service, not a contractor. We connect homeowners with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no work, we sell no fixtures, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

What the age of Rockaway Beach’s housing suggests

About 47% of homes in Rockaway Beach predate 1990. That is close enough to even that the town average tells you very little about any one house, which is worth saying rather than dressing up.

What it does tell you is that both generations of fixture are common here, and they fail in different ways.

What is actually wrong with it

Most calls are one of five things, and the useful first step is deciding which. Three of them — running, a weak flush and no flush at all — live inside the tank. The other two, a leak at the base and a rocking fixture, are underneath it and are related to each other.

Ask what happens to the floor. A leak at the base has usually been going for a while by the time it is visible, and whether the subfloor and flange are sound is the difference between a seal replacement and a return visit.

Checking a plumber in Missouri

Checking a credential in Missouri

Missouri has no state plumbing board. Section 341.010 of the Revised Statutes requires a certificate for plumbers working in cities or towns of fifteen thousand or more inhabitants, and the chapter elsewhere recognizes licenses issued by any county or city operating under plumbing rules, so the office that issued one is a local office. Start here. Ask the contractor which municipality licenses them and confirm it with that office before work begins.

If the dye test pointed at the flapper, that is a part, not a fixture.Worth saying on the call, because it changes what somebody arrives with. We connect you to a contractor covering your area and you are never charged. Whatever wants a plumber in Rockaway Beach can be raised when you call.
