Toilet Repair in Reading, MA

Reading is an owner-occupied town with old housing: 80% of homes here went up before 1990, and 83% of households own the one they are in.

Short version

83% of occupied homes in Reading are owner-occupied, so a failed toilet there is almost always the occupant's own to repair and the occupant's own to pay for. Nothing has to be cleared with anybody before the work is arranged. Housing there is 80% pre-1990, which dates the house rather than the fixture.

Tank and Bowl is a referral service, not a contractor. We connect homeowners with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no work, we sell no fixtures, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

Who this page is for in Reading

At 83% owner-occupied, most people reading this in Reading are the person who decides what happens to the fixture and the person who pays for it. That makes the useful question not “who do I tell” but whether the thing is worth repairing.

What the age of Reading’s housing suggests

80% of housing units in Reading were built before 1990, which is to say before the Energy Policy Act of 1992 set a 1.6 gallon maximum. EPA puts pre-standard fixtures at 3.5 to more than 5.0 gallons a flush.

That is about the house, not about your bathroom: a 1968 home may be on its third toilet. What the figure says is that in a town like this, an original fixture is a live possibility rather than a curiosity.

What is actually wrong with it

Four complaints cover nearly all of it, and they are different faults rather than degrees of one. Running is the flapper or the fill valve. Nothing at all is usually the chain or a blockage. Water on the floor is four possibilities, one of which is not a leak. A weak flush is the water level, the chain, or the specification.

Ask which part was tested before the fixture was blamed. On a running toilet that means the dye test; on a leak at the base it means whether the flange was looked at. A quote to reset a toilet that does not mention the flange has not established why the last seal failed.

If the dye test pointed at the flapper, that is a part, not a fixture.Worth saying on the call, because it changes what somebody arrives with. We connect you to a contractor covering your area and you are never charged. Past toilets, Reading is covered for whatever has gone wrong.
